Top 3 Buyer Turn Offs to Avoid When Selling Your Home

 

Presentation is everything when you are selling your home.  If your home is not shown in the best light possible this can cost you a LOT of money at the end of the day.  I have been selling real estate since 2004 and have shown quite a few properties to potential home buyers over that time.  

 

Here are the  Top 3 Buyer Turn Offs to Avoid When Selling Your Home

 

#1  Odors!  This is by far the biggest turn off to a buyer.  If you walk into a home and immediately it smells like dog or cigarette smoke this is a real killer for buyers.  It colors the entire showing of that home with a negative feeling.  It is something that I have seen cost home sellers tens of thousands of dollars.  

If you are selling your home and you have pets - do Whatever you can to help mitiagate that smell - air fresheners, air filters, air scrubbers, candles, professional carpet and furniture cleaning and keep your pets out doors as much as possible while you are trying to sell your home.  It will be more than worth it at the end of the day.

 

 

#2 Clutter!  If we cannot see the floors, walls, countertops of your home while walking through, it is hard to get a good sense of how the home would feel with out all the clutter and it make a home look smaller.  When you are selling your home the last thing you want to do is make it look smaller!  Clear off all countertops, take excessive art off the walls, family photos down, put your packing boxes in the garage.  If you have been living in a home for 10+ years you can accumulate a lot of items, before putting your home on the market go through your home and take out everything you don't need on a daily basis and store it.  Make your home look more like a nice hotel room than overly personalized

 

#3 - Controversial or racy wall hangings and items in the home - Whatever your politics it is not in your best interest to advertise it to potential buyers with political posters, calendars, coffee mugs around the home, even if they agree with your politics it is a distraction.  That racy nude painting over your bed?  Take it down!  Make your home as neutral as possible in order to not offend or distract potential buyers.
