First Time Home Buyer Success Story!


Being a first time home buyer in Santa Cruz comes with a few challenges these days, namely the lack of number of homes for sale that is driving prices up and resulting in many homes selling with multiple offers.  As a first time home buyer, this can be a daunting market to get into.  I understand that so well and emphasize.  I was recently able to help my first time home buyer clients buy a home and wanted to share their story.


I had been working seriously with these buyers since June of last year.  They are wonderful people with a young family and eager to settle down and own their first home.  Wanting to buy on the Westside of Santa Cruz, we did focus there for several months and then expanded the search as they realized they would like more property than most lots on the Westside have.  We made several offers in Santa Cruz that were multiple offer situations with all cash buyers that ended up winning the property.  Needless to say, they were getting discouraged.  Prices were going up and although they had a nice downpayment they could not compete with all cash buyers.  They also did not want to settle for a home that just wasn't right for them.  I encouraged them in this, if you are going to spend that much on a home, it should be something you really love and can see yourself in, don't just buy something because you are starting to feel desperate.


I showed them many, many homes over the following several months and we just could not find the right one.  Finally - one property that had been listed for a while came to our attention.  I called the listing agent and we spoke about the home and why it was not selling (it was an older home and need some work).  It was priced about $50,000 over my clients budget.  After speaking with the listing agent I thought it would be worth writing an offer that would be within their budget, so we did.  Of course an all cash offer came in about the same time!  There were inspection reports on the property that my clients read thoroughly and went over the property with their contractor as there were some issues with the home, but nothing they felt they could not deal with.  I communicated to the listing agent that they were very aware of what needed to be done to the home and were not afraid and took this into consideration with their offer.  The seller really wanted an offer that was solid and people that were very serious about buying the home and would not back out down the line.  Because they felt comfortable with the buyer's knowledge of the property - the seller choose their offer over the all cash buyer!  I also counciled my client to write a letter to the seller that I would present with their offer, a little personal touch does not hurt.


The property was a dream property for them - 1/2 acre with fruit trees, large detached garage, 3 bedroom home with charm - it really had everything they were looking for and their patience and determination paid off.
