Santa Cruz 7th Hottest Real Estate Market in the Nation



Just back in November Santa Cruz county was rated the 12th hottest Real Estate market in the nation and now Santa Cruz is ranked the 7th hottest market in the nation as of February 2016.  Quite a jump!  I am not surprised by it though based on what I have seen on the market.

For example, in Capitola there are just 3 homes for sale! - last February in 2015 there were an average of 11 homes for sale.

On the Westside of Santa Cruz there are 11 homes for sale as of 3/1/16 - just 4 of those homes are priced under 1 million dollars.  I listed a home in February on the lower Westside of Santa Cruz that received 4 offers and is currently in escrow for well over the original asking price.

In Aptos and Rio del Mar there are more homes for sale - about 35 but compared to last year we are down from an average of 48 homes for sale in February 2015.

This year is shaping up to be another really strong year for home prices in Santa Cruz county - it is a classic example of supply and demand.  With so few homes on the market, prices will continue to rise.  Many of the buyers in the market place are very well qualified, all cash offers are becoming commonplace as well as buyers coming in with 40-50% downpayments.
