Why should I get inspections before selling my home?


I get asked this questions a lot by homeowners looking to sell their home and I do recommend obtaining inspections before your list your home for sale.  

Letting buyers know the condition of the home up front will save you time and money down the line.  Having the inspections makes a buyer feel more comfortable making a strong offer on a home if they know the condition ahead of time, even if it is not perfect.

In this currently climate of multiple offers you will likely have many people interested in your home and maybe several offers.  If you do not have any inspections up front, during the inspection contingency period the buyer will usually obtain inspections and any problems with the home will come to light.  A buyer will likely try to negotiate based on their findings or may even walk away from the home.   15 days into escrow you do not have those other offers standing by anymore and you might have to negotiate your price in order to keep the transaction together.

 As a seller you want to put yourself in the best possible negotiating position.  Any issues with your home are going to come up at some point - why not get the inspections done up front so that everyone knows what they are.  If you have multiple offers you can negotiate the best possible price at that time with everyone having full knowledge of the condition of the home.  

Without the inspections the chances a buyer will try to renegotiate during escrow are high and you won't be in as strong of a position at that time.  If your home falls out of escrow and comes back on the market that can really hurt the ultimate price you will obtain for your home.  The best chance to get the highest price for your home are in the first 2 weeks it is on the market - it is a crucial time and it is important to have it done right.

And it can bring you a higher price too!  One of my recent sales heard me, did the inspection and received multi offers after 4 days...all buyers were impressed with the sellers efforts and repairs made...sellers should do this especially on estate homes, Jessica.
