How to Successfully Sell Your Santa Cruz County Home

If you were a seller of a home in Santa Cruz over the past year, chances are you were able to sell your home quickly and for a good price.  Depending on the neighborhood that you are in in Santa Cruz, home prices in some places went up between 15% to 25%+.  

We had such low inventory of homes for sale on the market and many eager buyers looking to take advantage of the incredibly low interest rates.  Even when interest rates went up pretty significantly about mid year, that did not kill the housing market, it slowed slightly but we still had strong activity.  Many homes received 5+ offers and a few received 20+ offers and sold for well over the initial asking price.

Even with the housing market going great for sellers in Santa Cruz right now you can still hurt the sale of your home by making a few mistakes, see my article Top Seller Mistakes when selling your home for more information on that.

Here are 2 of the most important things that I believe you should focus on when selling your home:

 #1:  Price it Right - Have your Realtor pull recent sales in your neighborhood and go over them in detail with you.  If your home is over priced, many buyers will not look at your home.  More exposure = more offers and if you are not getting a lot of showings you will have less of a chance of getting a good offer.  Other homes that are priced right will use your home to sell theirs. 

#2:  Market the home in every way possible (online, social media, blogs, Google, Facebook, open house, newspaper, network) and make sure it looks it's best in photos and video before putting it on the market.  Getting a professional photographer and video made is so important.

Buyers primarily look online and they look in detail at the photos that are up.  If the photos and video are not done well, that home can be disqualified by a buyer and they won't even go out and see it.   Make sure that the Realtor that you choose to sell your home is an expert in online marketing, social media and will use professional to take photos and video.    Here is an example of a video I had made for a listing last year:
