SANTA CRUZ HOMES FOR SALE UNDER $500,000

The median price for a home in Santa Cruz County as of August 2010 was $517,000. The median home price of $517,000 is for ALL of Santa Cruz County.  If you are looking to buy a home in the central beach locations like Rio Del Mar, Seascape, Seacliff, Capitola, Santa Cruz City then the median price is closer to $625,000.  A few years ago it was not even possible to find a single family home for sale under $500,000 in central Santa Cruz beach areas.

From Aptos to Santa Cruz there are currently 63 homes for sale priced under $500,000.  This is good news for our first time buyers in Santa Cruz!  You have more inventory to choose from.  Some of these homes are not going to be in the best condition and will require some sweat equity but it can be well worth it.

Of the 63 Santa Cruz homes for sale under $500,000:  19 are active Short Sale listings and 8 are Foreclosures or REOs.  So almost half of the homes for sale under $500,000 are short sales or foreclosures.*
