It is a small community that probably doubles in the summertime with the influx of tourists. Capitola has very moderate weather thanks to natures air conditioning - the coastal fog. Many homes are owned as second homes or vacation homes in Capitola and the number of homes sold tends to be a little higher in the summertime.

The lowest priced home sale in Capitola this summer was a small 600 Square foot home in the Riverview neighborhood that sold for $417,000.

The median sales price in Capitola for these 2 periods is different however. So far the first half of 2010 has had a much higher median sales price of $640,000. In 2009 it was $550,000.
