The Soquel Knolls Condos are located off Wharf Rd, close to Soquel Village and 41st Ave Mall.  The Soquel Knolls condos are set on a hill above Soquel, in a quiet, peaceful location with landscaped grounds and great pool area.

There were 3 Soquel Knolls condo sales in 2011 with an average sale price of $252,000. Of these 3 condo sales, one was a foreclosure condo, one was a short sale condo and the other was a regular sale.  All were 3 bedroom condos.  Soquel Knolls condo prices are down compared to 2010 when the average condo sale price was $295,000.

Currently there is one short sale in Soquel Knolls that is in escrow and one condo active on the market, both are 2 bedroom condos.

SOQUEL CONDOS - THE SOQUEL KNOLLS CONDOS

The Soquel Knolls Condos are located in Soquel, CA which is located in Santa Cruz County right by Capitola.  Soquel has a quaint downtown area filled with antique shops, bakery/Bagelry, several great restaurants like Tortilla Flats and Star of Siam.  You can walk to downtown Soquel from the Soquel Knolls Condos.  These Soquel Condos are also located near Capitola Village and Capitola Beach. 

The Soquel Knolls Condos are located off Wharf Rd and perched on a hilltop with mountain views.  Up away from the road this Soquel condo complex gets good sun and ocean breezes.  It is a quiet and safe location for kids with lots of green space.

In the center of the Soquel Knolls Condos there is a lovely hot tub and pool for relaxing and gathering with friends and neighbors.

The Soquel Knolls Condo units are 2 and 3 bedroom units, usually with 1.5 bathrooms and a small patio.  Most are 2 levels but there are a few single level condo units.  These condo units are easy to maintain. 

This is a great commute location for those working in the San Jose area or Silicon Valley as the Soquel Knolls Condos is right by Highway 1.  Soquel and Capitola are great communities for kids and families; Soquel Elementary School, Soquel High School are nearby and walking distance.  These Soquel Condos are some of the lower priced Real Estate that you can buy in the Soquel & Capitola area making it a great place for Seniors, First Time Home Buyers and Investors.

Home Prices in Soquel, CA - Real Estate Market Trends in 2009

In response to the many inquiries I received after my posting about Santa Cruz Home Prices for more detailed information about specific areas in Santa Cruz County I will be writing a series of posts about home prices in the various areas in Santa Cruz County.

Soquel is a small area in Santa Cruz County of about 1.1 square miles.  It has a quaint main street with antique shops and good restaurants.  Some of my favorites are Tortilla Flats and Michael's on Main.  As of the 2000 census there was just over 5000 people residing in Soquel.  There is not a huge volume of sales in Soquel since it is such a small area so home prices can vary widely month to month.   Let's take a look at the median home price trends in 2009 in Soquel.

In this graph you can see that the median home price can be much higher some months than others, this data can be skewed easily if there was just 1 over million dollar sale.  There are some beautiful homes and estates in Soquel that sell for well over 1 million dollars.  There were 76 total sales on single family homes 2009.  That is up from 2008 when there were 55 home sales.  The median sale price for all of 2009 was $570,500.

Monthly supply of inventory refers to the amount of months it would take to sell all the homes currently listed on the market at the current rate.  6-8 months reflects a 'normal' market.  Under 6 months of inventory indicates that prices are likely to rise.  Over 8 months indicates more of a buyer's market.  You can see in the graph above that Dec 08 had 12 months of unsold inventory whereas in Dec 09 there was about 7 months of inventory so we seem to be heading towards a more balanced market.
