Woods Cove is a Santa Cruz Gated Home Community located off of Graham Hill Rd, half way between Scotts Valley and Santa Cruz.  Woods Cove is a fairly new development (for Santa Cruz), most homes are less than 10 years old.

SCOTTS VALLEY HOME SALES - SUMMERTIME SALES REPORT 2011

Scotts Valley is a city of obout 11,500 people in Santa Cruz County.  Scotts Valley is located right of Highway 17 as you first come in to Santa Cruz County.  Scotts Valley is a great commute location for those who work in the Silicon Valley/San Jose areas. 

Let's take a look at how Scotts Valley home sales fared this summer of 2011:

In June, there were 11 Scotts Valley home sales, in July only 8, and in August there were 18 Scotts Valley home sales.

The average home sale prices in Scotts Valley ranged from a low of $515,000 in July to a high of $682,000 in June 2011.  In 2010 the average Scotts Valley home sale price for the whole year was $594,000.

Over the past 2 years, home prices in Scotts Valley have been fairly stable, and the # of homes sold has been about the same each year since 2008 ( about 83-87 homes sell each year in Scotts Valley for these years).

Currently, the month supply of inventory in Scotts Valley is only 3 months, indicating a fairly strong real estate market there.

The Vineyards Homes & Neighborhood in Scotts Valley, CA

The Vineyards homes & neighborhood in Scotts Valley, CA is an area of spacious single family homes built in the early 1990's.  The Vineyards homes & neighborhood is located right off Granite Creek Exit off Highway 17, which is a great commute location for workers in Silicon Valley and San Jose. 

The Vineyards neighborhood homes are mostly larger 4 bedroom to 5 bedroom homes on generously sized lots.  The streets are wide and lined with trees with some views of the Santa Cruz/Scotts Valley mountains.

Many of the homes in the Vineyards have 3 car garages, master suites with walk in closets, high valulted 2 story ceilings in the living room, separate laundry rooms.  These Vineyards homes have great floor plans with lots of extra space.

SCOTTS VALLEY CONDOS - SCOTTSBOROUGH TOWNHOMES

Scotts Valley is located in the Santa Cruz Mountains right off Highway 17.  Scotts Valley is only minutes to Santa Cruz beaches and less than 30 minutes from San Jose.  Many residents of Scotts Valley work in Silicon Valley or San Jose, making Scotts Valley a great commute location.  You can generally buy more home for your money in Scotts Valley than in Silicon Valley and there are some lovely properties in Scotts Valley.

For those looking for less expensive real estate, I can recommend Scotts Valley condos, specifically the Scottsborough Townhome complex.  The Scottsborough townhomes are located off of Whispering Pines Dr, a very close in and convenient location.  There are 140 townhome units, mostly spacious 2 or 3 bedrooms that have garages and decks or patios.

SANTA CRUZ GATED COMMUNITY - WOODS COVE, SCOTTS VALLEY CA

Woods Cove is a newer gated community in Santa Cruz County.  It is located in between Scotts Valley and Santa Cruz off Graham Hill Rd near the lovely Pasatiempo Golf Course.  This is an ideal location for commuters to San Jose or Silicon Valley.  You are just minutes from the beach and lovely state parks like Henry Cowell Redwoods. 

The Santa Cruz County gated community of Woods Cove has a wonderful park like feel.  The lots are not fenced off from each other so there is an sense of wide open spaces.  There are redwoods and oak trees and deer that leisurely stroll around the grounds.

Homes for sale in Woods Cove gated community are well over 1 million, some almost 2 million dollars.  In the southern part of Scotts Valley where Woods Cove is located the median sale price in 2009 was $810,000.

Homes in Woods Cove are luxury homes.  Most are 4000 + square feet and have amenities like outdoor fireplaces, granite, hardwood, walk in closets, high end fixtures and finishes, top of the line appliances, beautiful wood trim, skylights, 2 story windows, 3 car garages and more.

COMMUNITY OF SCOTTS VALLEY - SCOTTS VALLEY HOMES FOR SALE

Scotts Valley is a small city located in the County of Santa Cruz, nestled in the foothills between Santa Cruz and San Jose, right off Highway 17.  This location makes it a wonderful commute location for those employed in the Silicon Valley, San Jose areas.  With a relatively small population of under 12,000, Scotts Valley offers a small town feel with easy access to larger metropolitan areas.  Homes for sale in Scotts Valley range widely.

There are many great activities in Scotts Valley, like hiking in the nearby State Parks (one is Henry Cowell State Park, golfing (there is a small 9 hole course great for beginners Valley Gardens), mountain biking, and more.  There are many nice restaurants and you are close enough to Santa Cruz to enjoy the nightlife and beaches there as well.

Homes for sale in Scotts Valley really offer something for everyone.  There are traditional suburban neighborhoods close in to town and further out you can find some wonderful mountain estates.  Prices of these homes for sale can range widely from up to 5 million to the lower price range in the $300-$400k range.  It is not easy to find homes in this lower price range but with the increase in foreclosures lately there are some great buys out there.  The median sold price in November 2009 was $790,000, up just slightly from 1 year ago.
