CAPITOLA HOMES FOR SALE – MARKET REPORT 2011

Capitola is a small beach town located in Santa Cruz County and is one of the most desirable places to live on the West Coast.  Capitola attracts second home and vacation home buyers with its quaint atmosphere and easy beach living.  Capitola is a great place to live full-time and raise a family as well.  Capitola is a great community with many events and fun things to do like the Capitola Art & Wine Festival and Capitola Begonia Festival.  Let’s take a look at Capitola homes for sale and the sales activity in 2011.

Capitola Homes for Sale – Market Report 2011: 

There were 43 homes sold in Capitola in 2011, this number is down slightly from 2010 when 50 Capitola homes sold.

The average price of a Capitola home for sale in 2011 was $728,000 down from 2010 when the average home price in Capitola was $834,000.  Capitola homes sell for much higher than Santa Cruz county as a whole where the current average home sale price hovers around $450,000.

The highest priced Capitola home for sale in 2011 was an oceanfront lot in Depot Hill that sold for $2,200,000.

The lowest priced Capitola home for sale was a small 2 bedroom near 41st Avenue Mall that was a short sale home, it sold for $350,000.

You can find homes priced under $500,000 in Capitola and you will find short sale and foreclosures in Capitola along with multi-million dollar beach homes.  Capitola has some wonderful neighborhoods like the Jewel Box, Depot Hill and Cliffwood Heights.

Capitola Shores - Capitola Condos – Market Report 2011

The Capitola Shores – Capitola Condos are located in the Jewel Box in Capitola, close to 41st Ave Mall and walking distance to Capitola Village.  The Capitola Shores condos are mostly 2 bedroom condos, the complex does have a pool and nicely landscaped grounds.

Let’s take a look at the condo sales activity in the Capitola Shores in 2011:

There have been 9 condo sales in the Capitola Shores in 2011, with an average sale price of $249,000.  Of these 9 condo sales, 2 were short sale condos and one was a foreclosure condo.

The lowest priced Capitola Shores condo sale was a unfinished 2 bedroom condo that sold all cash for $220,000.

The highest priced Capitola Shores condo sale was a single level, remodeled condo that sold for $271,000

There are 2 condos currently in escrow in the Capitola Shores, both are short sale condos.

The Capitola Shores Condos offer a great opportunity for buyers to live in Capitola for less.  They are low maintenance condos perfect for vacation or second homes.  The Capitola Shores are also great for seniors as there are single level condos and it is centrally located and walking distance to amenities and public transportation.

CAPITOLA KNOLLS CONDOS - CONDO VALUE REPORT 2011

The Capitola Knolls Condos are located between Capitola Village and New Brighton State Beach in a great neighborhood close to New Brighton Middle School, Beaches and Capitola Village.  These Capitola condos are some of the best priced real estate in Capitola.

Let's take a look at Capitola Knolls Condo values for 2011

There were 6 condos sales in the Capitola Knolls so far this year with an average sale price of $274,650.  Only 2 out of the 6 sales were three bedroom condos, the rest were 2 bedroom condos.

The highest priced sale in the Capitola Knolls was nicely remodeled 3 bedroom condo that sold for $320,000

The lowest priced condo sale in the Capitola Knolls in 2011 was a 2 bedroom condo foreclosure that sold all cash for $239,900.

Of the six condo sales this year in the Capitola Knolls, 2 were short sale condos and one was a foreclosure condo.

The Capitola Knolls is a great condo complex in Capitola with a pool, landscaped grounds, and in a fantastic walk-to-beach location.  These Capitola condos for sale offer a great opportunity for buyers to live in Capitola for less!

CAPITOLA CONDOS FOR SALE - THE VILLAS OF CAPITOLA- MARKET REPORT 2011

The Villas of Capitola is a condo complex located off Clares St and 46th Ave in Capitola.  The Villas of Capitola feature mostly 2 and 3 bedroom units.  The condo complex has a pool and hot tub and is well maintained.  The Villas of Capitola is also a Santa Cruz FHA approved condo complex, making it an attractive place to buy for first time home buyers with a low downpayment.

Let's take a look at the condo sales in the Villas of Capitola in 2011:

Most of the condo sales in the Villas of Capitola this year have been short sales or foreclosures and there has been a decline in prices in 2011.

There were 5 condos sold in the Villas of Capitola this year, with an average sale price of $230,800.  The highest sale was a nice 3 bedroom, 2 bath that sold for $260,000.  The lowest priced condo sale was a one bedroom for $165,000.

The are currently 4 condos for sale in The Villas of Capitola, with an average asking price of $190,000, 2 are one bedroom units and 3 out of the 4 are short sales.

CAPITOLA NEIGHBORHOODS - CLIFFWOOD HEIGHTS

Capitola many great neighborhoods, including the Cliffwood Heights area.  The Cliffwood Heights neighborhood is located between New Brighton State Beach and Capitola Village, it is bordered by Park Avenue and Monterey Avenue.  The Cliffwood Heights neighborhood in Capitola is mostly made up of single family homes.  It has a suburban feel with wide, quiet streets lined with trees.  Most homes in Cliffwood Heights were built in the 1960's and 70's on the site of the old Capitola airport.

The location of the Cliffwood Heights, a Capitola neighborhood is ideal.  One can walk to New Brighton State Beach, Capitola Village, Gayle's Bakery.  If you have school aged children, New Brighton Middle Schools is only blocks or less away.  There is even a hidden neighborhood park in Cliffwood Heights!

Compared to some other neighborhoods in Capitola like Depot Hill and the Jewel Box, Cliffwood Heights in generally more affordable.  The homes in Cliffwood Heights tend to be spacious, containing at least 3 or 4 bedrooms and generously sized lots.

There are some condos in Cliffwood Heights, many that offer big ocean views.  They are located on Park Ave and Balboa St.

Capitola is a wonderful community with many events and things to do.  Especially in the summer time with the Capitola Wednesday Night Concerts, Begonia Festival and Capitola Art and Wine Festival.

Capitola Condo Sales - Mid Year Market Report 2011

Capitola is one of the most desirable beach areas in Santa Cruz County and has the home sale price tag to match.  If you are looking for inexpensive Capitola Real Estate, Capitola condos may be the way to go.  Go here for a current list of Capitola Condos for Sale. Let's take a look at the Capitola Condo sales from the first half of 2011.

So far in 2011 (January to June 1st) there have been 15 Capitola Condo sales (closed escrows)

Most of the Capitola condo sales have been 2 bedroom units and the average condo sales price is about $350,000.

The highest priced Capitola condo sale  in the first part of 2011 was a 2 bedroom Ocean View condo, it sold for $689,000.

The lowest priced Capitola condo sale in this time period was a 2 bedroom unit less than 900 SF that was a distress sale, it sold for $220,000.

Condos in Capitola can be great second homes or vacation homes as they are low maintance and most are walking distance to Capitola Beach and Village.

CAPITOLA HOME SALES - MID YEAR MARKET REPORT 2011

Capitola is one of Santa Cruz County's most desirable beach areas, set in a geographically beautiful location on the coast with views of Monterey Bay.  Capitola Village has a quaint, European feel.  Capitola is popular with tourists and locals alike for its great events like the Wednesday Night Capitola Twilight Summer Concert Series, Begonia Festival and Capitola Art and Wine Festival.  Let's take a look at Capitola home sales from the first half of 2011.

Capitola is only about 2 square miles so there is not a lot of volume of Capitola home sales.  From January to June 1st 2011 there have been 15 Capitola home sales (closed escrows)

The average price of a Captiola home sale in the first 6 months of 2011 is about $608,000.  This is much higher than Santa Cruz County as a whole where the median home sale price in April 2011 was $455,000.

The highest Capitola home sale in this time period was a newer Craftsman style home near Gayle's Bakery, it sold for $1,040,000.

The lowest priced Capitola home sale was a 2 bedroom foreclosure on Bay St that sold for $409,900.

Capitola has some great neighborhoods like the Jewel Box and Depot Hill, where you will find some of the higher priced Capitola Real Estate.  For more moderate real estate prices one should look at Capitola condos for sale.

CAPITOLA TWILIGHT CONCERTS - WEDNESDAY NIGHTS

Capitola offers FREE Wednesday night Twilight Concerts in the Summertime!  The Twilight Concerts are located at the end of the Esplanade at the stage. 

Capitola Twilight Concerts are a great place to bring a picnic dinner and sit on the beach and enjoy the music and views of Monterey Bay.  The Captiola Twilight Concerts go from 6 to 8 pm Wednesdays

I grew up in the Jewel Box and it is a great family neighborhood in Capitola.  You can walk to Capitola beach and Village, the shops and restaurants on 41st Avenue.  Beautiful Santa Cruz beaches and world class surfs spots like Pleasure Point, the Hook, and 38th Avenue are only a short bike ride away.  Excellent Capitola Schools are nearby, some within walking distance.

HOMES FOR SALE IN DEPOT HILL, CAPITOLA

Depot Hill, Capitola is one of the loveliest neighborhoods in Capitola and Santa Cruz (in my opinion).  Depot Hill is perched on the bluffs and overlooks Capitola Village and the Monterey Bay.  Many homes for sale in Depot Hill, Capitola have wonderful ocean view and Monterey Bay Views.

Depot Hill, Capitola is a mix of vacation homes and year round/local residents.  Home prices in Depot Hill, Capitola tend to be a higher than other areas of Santa Cruz and Capitola because of the ideal location and the many homes with ocean views.

Homes for sale in Depot Hill, Capitola went for a range of prices in 2010. The highest priced home sale in Depot Hill in 2010 was an ocean view 3000+ Square Foot home that sold for $2 million dollars.  The lowest priced home sale in Depot Hill last year was a foreclosure sale of a 2 bedroom home that sold for $670,000.  Go here to see current Homes for Sale in Capitola.

On Depot Hill, Capitola there are many beautiful Victorian Homes that add to the charm of the neighborhood.

Depot Hill is a great family neighborhood in Capitola.  Children can walk to New Brighton Middle School or Soquel Elementary School and it is a short ways to Soquel High School.  For more information about schools read my article Santa Cruz County Schools.  From Depot Hill it is a short walk to Capitola Village where there are summertime programs like Capitola Jr Lifeguards for the kids and great restaurants for adults like Caruso's, Stockton Bridge, and Paradise Beach Grill.
