CAPITOLA CONDOS FOR SALE - LIVE NEAR THE CAPITOLA BEACH FOR LESS!

Capitola is one of top 20 small towns in the West, according to Sunset magazine and according to me as well!  I grew up in Capitola and feel very fortunate to have done so.  Capitola is a beautiful little beach town in Santa Cruz County of less than 2 square miles.  Many people visit in the summer to enjoy the cool ocean breezes and fun restaurants and shopping. Homes in Capitola can be expensive, but for those looking to buy a little beach pad for less, Capitola Condos for sale are a good option.

Capitola Condos for sale range in price depending on size and if it is a condo with an Ocean View  In 2009 the median price of a Capitola Condo for sale was $287,500.  For those looking to spend less than $300,000 on a Captiola Beach Condo, it is now possible!

One place you can buy a Capitola Condo for less is the Capitola Knolls Condo Complex.  The Capitola Knolls is just a short walk to New Brighton State Beach and a not so long walk to Capitola Village.  Most of the Capitola Condos for sale here are 2 bedroom, 1 bath units and there is a pool and spa.  The grounds are well maintained and the price & location can't be beat.

Another place where you can find lower priced Capitola condos for sale in the Villas of Capitola.  These condos are located on Clares St, right of 41st Avenue.  You can walk to the Capitola Village and Beach easily from here and all the shopping and restaurants on 41st Avenue and Capitola Mall.  There have been some Capitola condo foreclosures in the Villas of Capitola in 2010 for under $300,000.

The Capitola Shores Condos are located in the Jewell Box of Capitola, a great Capitola Neighborhood.  These are mostly 2 bedroom units and there are some single level condos.  These Capitola condos for sale are great for vacation homes or seniors because they are easy to maintain and are in a great walk to beach location.  The Capitola Shores Condos have nice grounds and a pool.

The Capitola Venetians are the most famous Capitola Condos.  The Capitola Venetians are rumored to be one of the first condo complexes in California.  These colorful Mediterranean style Capitola Condos are located right on Capitola Beach near the wharf and volleyball courts.  The Capitola Venetians rarely come up for sale and when they do their prices are well over 1 million dollars.  The Venetians are lovely Capitola Ocean View condos.  There are other Capitola Ocean view condos for sale, contact me for a list.

CAPITOLA 55+ SENIOR MOBILE HOME PARK - TRADEWINDS PARK IN CAPITOLA

The Capitola Shores Condos are located in Capitola, CA between the Jewel Box and 41st Avenue.  The Capitola Shores is a group of condos set up in individual buildings with 4 units in each one.  Most buildings have a single level condo which is a downstairs unit & single level upstairs unit plus 2 upstairs/downstairs units.  Most condos are 2 bedroom, 1 bath about 900 square feet with carports.

 CAPITOLA KNOLLS - CONDOS IN CAPITOLA

The Capitola Knolls is a condo complex located between New Brighton State Beach and Capitola Village.  This ia larger condo complex in Capitola of 164 units linked by pathways and green space.  There is a spa and pool and many nice landscaped areas for kids to play.

The Capitola Knolls offer lower priced Real Estate options for those looking to buy a home or second home in Capitola.  Most condo units have 2-3 bedrooms and 1 or 1.5 baths.  They have carports and some storage areas.  If you are looking for a low maintaince get away near Capitola Beach, the Capitola Knolls condos is a good option for you.

From the Capitola Knolls you can easily to walk to the Capitola Village, Capitola Beach and New Brighton State Beach which is a great place to jog and picnic.  Capitola is a destination location with weekly free outdoor concerts in the summer and fun events like the Capitola Art & Wine Festival and the Capitola Begonia Festival.  Life in Capitola has a small town pace.  It is a place where you can really get to know your neighbors and be involved in the community.

Capitola Knolls condos is also near New Brighton Elementary School making it a great location for those with school age children.  They will love to play at New Brighton and Capitola Beaches as well!

VILLAS OF CAPITOLA - CAPITOLA BEACH CONDOS

The Villas of Capitola is a condo complex located in Capitola off Clares St between Wharf Rd and 41st Avenue.  The Villas of Capitola are some the least expensive condos in Capitola.  Last year (2009) I helped a first time buyer purchase a condo there for less than $300,000 and we negotiated a credit from the seller for closing costs. 

The Villas of Capitola are simple condos in a nicely maintained complex with a pool and spa.  Most units are 2 bedroom, 1 bathroom condos of about 900 square feet with either a balcony or patio.  There are a few 3 bedroom condos as well.  

 A great thing about the Villas of Capitola is that they are an FHA approved condo in Santa Cruz County.  There are not many FHA approved condos in Santa Cruz County.  An FHA loan currently allows you have  downpayment of as little as 3.5%.   With the lower condo prices of the Villas of Capitola combined with being FHA approved this complex is perfect for First Time Home Buyers.  You really can live by the beach for less!

The Villas of Capitola is located walking distance to 41st Avenue which is the main commercial hub in Santa Cruz with the Capitola Mall and many shops and restaurants.  You can also easily walk to Capitola Village and Capitola Beach.

HOME PRICES IN CAPITOLA, CALIFORNIA - REAL ESTATE MARKET REPORT

In this article I will take a look at home prices in Capitola, CA over the past year of 2009.  This is a follow up to a recent blog I wrote about Santa Cruz County Home Prices that took a look at home prices in Santa Cruz County as a whole.

Capitola, CA is a small city in Santa Cruz County of about 2 square miles and a population of 10,500, which probably triples in the summer months with all the visitors.  Capitola is a picturesque beach town with a European feel and look.  There are some great events in the fall like the Capitola Art & Wine Festival  and the Begonia Festival.  Homes in Capitola range from small beach homes built early last century as summer cabins to large, modern ocean view homes.  Home prices in Capitola can also vary widely as there are multi-million dollar homes and property that sells for a more modest price.  Let's take a look at the median home prices over the past year of 2009.

There are a relatively few single family homes sold each month in Capitola (about 3-5) so as you can see in January 2009 the median home price was much higher because of an higher than average sale.  In 2009 the median home price for the entire year was $628,000.  That is higher than Santa Cruz County as whole which in Dec 09 hit a median home price of $550,000.  There were 56 closed sales in Capitola in 2009 which is up from 2008 when there were 47 closed sales.

Home prices in Capitola are down from 2008 but seem to have held pretty steady in 2009.  The months supply of inventory in December 2009 was only 3.3 percent which indicates that homes are selling faster and there is less inventory.  With these conditions historically home prices have tended to rise.

CAPITOLA, CALIFORNIA - BEACH HOMES FOR SALE IN THE BEST BEACH TOWN IN THE WEST!

Capitola, California a small beach town of about 2 square miles and permanent population of 10,500 is located in Santa Cruz County and has recently been named one of the Top 20 Small Towns in the West by Sunset Magazine.  I spent about half of my childhood on Capitola Beach and grew up in the area so I know it well.  Growing up in a place like Capitola with it's natural beauty, architecture reminiscent of a small Italian beach town,  great waves, excellent food, small town everyone knows everyone feel it is easy to not understand and appreciate what you have, you take it for granted.  After leaving at 17 for University and living other places, traveling the world I now know how lucky I am to have grown up in Capitola and Santa Cruz and to live here now.

 Capitola beach homes for sale range from small beach shacks (525 SF) built decades ago to top of the line Ocean View designer beach homes for sale, traditional suburban neighborhoods like the one surrounding New Brighton Middle School, some small newer developments, Ocean View condos  . . .  A variety of prices as well, some of the lowest being  2 bed/1 bath condos in walk to the beach locations at about $250,000 (they were selling for almost double that at the peak of the market).  Some of the highest priced Capitola Beach Homes for sale are in Depot Hill, an area perched above Capitola Village fronted by lovely Victorians and home to some of the most beautiful Ocean View beach homes for sale in Santa Cruz.  Another great neighborhood is the Jewel Box (many streets have names like Emerald, Opal, Garnet).  Home prices range from $600,000 to 3 Million Dollars in this neighborhood.

Average prices for Beach Homes for sale in Capitola are some of the highest in Santa Cruz County, making it hard for younger local people to get into the market here.  With the price drop in the past couple years more locals are able to buy in Capitola and I think that has been a great thing for our community.  With the variety of Real Estate available and activities for all ages Capitola really is one of the best places to live on the California Coast.
