APTOS (95003) SUMMERTIME HOME SALES REPORT 2011

The 95003 zip code encompasses the areas of Aptos, Rio Del Mar, Seascape and Seacliff.  The Aptos area is located on the south end of Santa Cruz County, between Capitola/Soquel and Watsonville.  Rio del Mar/Seascape has long stretches of beaches and a vacation atmosphere.  Many people own second homes or vacation homes there.  For example the Seascape Resort is a vacation community. 

 

 

 

 

Let's take a look at how Aptos or the 95003 zip code area fared for home sales in the Summer of 2011:

In June there were 23 Aptos home sales, 20 home sales in July and 25 Aptos home sales in August 2011.

The average Aptos home sale price in June 2011 was $530,000, in July the average price was $822,000 and in August the average Aptos home sale price was $644,000.  As you can see there is quite a swing in the average Aptos home sale price over the summer months.  This can sometimes be attributed to a multi million dollar beach home selling in a particular month which can skew the #'s.

The average days on market in Aptos varried between a low of 95 to a high of 126 this summer.  The 95003 zip code is not the fastest moving Real Estate market in Santa Cruz County but it is not the slowest either.  There are foreclosures and short sales in many areas in Aptos or 95003 zip code and there is opportunity for first time buyers and investors to buy homes a great price near the beach.  There are homes priced under $400,000 in the Aptos area now.

APTOS HOME SALES - REAL ESTATE VALUES REPORT  MID-2011

Aptos, CA is located on the south end of Santa Cruz County in Monterey Bay.  Aptos is a sleepy community with beautiful areas like Nisene Marks State Park and the beaches of Rio del Mar and SeacliffHomes for sale in the Aptos, Rio Del Mar, Seascape areas have everything from tiny beach cottage vacation homes to mountain estate properties with vineyards.  Let's take a look at Aptos (95003) home sales for the first part of 2011.

APTOS HOME VALUES

There have been 81 Aptos home sales from Jan 1st to June 1st 2011.  This is including all of the 95003 zip code which is Aptos, Rio Del Mar, Seacliff, Seascape areas.

The average price of an Aptos home sale in this time period was about $747,000.  This is much higher than Santa Cruz County as a whole where the median home price in April 2011 was $445,000.

The highest priced Aptos home sale was a beach front home on Bayview Dr that sold All Cash for $3,308,000.

The lowest priced Aptos home sale was 2 bedroom foreclosure that also sold All Cash for $245,000.

There are only a handful of FHA approved condos in Santa Cruz County.  For those looking to buy a condo or townhome and only have the 3.5% downpayment, Woodside Terrace Condominiums in Aptos is an FHA approved condo complex in Santa Cruz County.  For a current list (the condos the FHA approves are subject to change) of other FHA approved condos or townhomes in Santa Cruz feel free to contact me.

The Apple Lane Inn, a former Bed and Breakfast in Aptos, Ca is a beautiful piece of history and reminds us of the not so distant past of our town, Aptos.  Located near Cabrillo College on Soquel Dr, the Apple Lane Inn home is a Victorian Farmhouse built in the 1870's.  The Apple Lane Inn was built by George and Benjamin Porter, they ran a tannery there in the 1800's.

Home Prices in Aptos, CA - Real Estate Market Report

HOME PRICES IN APTOS, CA - REAL ESTATE MARKET REPORT

Aptos, CA is located in Santa Cruz County between Capitola and La Selva Beach & Watsonville.  This 95003 area code consists of Aptos and the smaller communities within it:  Rio del Mar, Seascape, Seacliff. 

Home prices in Aptos have a wide range because Aptos has ocean front multi-million dollar beach homes, small beach cabins, mountain estates, horse property, vineyards, really something for everyone.  Aptos is on the Southern end of Santa Cruz County, closer to Monterey and is a bit reminiscent of Carmel as a sleepy beach town with lovely properties.  People from places like Modesto, Stockton, Sacramento love to escape the heat in the summer months in their areas and flock to the beaches of Aptos and Nature's Air Condition: the fog.

Let's take a look at Home Prices in Aptos, CA over the past 2 years:

As you can see in the graph above home prices in Aptos have gone down fairly consistently from the beginning of 2008 and about bottomed out in January of 2009 and since then have started to increase monthly.  The median home price for Aptos, Seacliff, Seascape/Rio Del Mar the entire year of 2009 was $659,167.  For 2008 the median home price for these areas was $723,833.

The graph above illustrates the increase in the number of homes sold in Aptos since the beginning of 2009.  The drop in median home prices has resulted in more people being able to afford homes in the Aptos area and more homes selling.  In 2008 there were 188 homes sold in Aptos and in 2009, 201 homes were sold.  Demand for homes has begun to increase in Aptos leading to a likely gradual rise in median home prices here.
