Capitola Home Sales - Summertime Market Report 2011

Capitola is a quaint little beach town in Santa Cruz county, one of the best in the Country in my opinion (of course I did grow up here so take that with a grain of salt).  It is a small geographic area of about 2 square miles and the demand for real estate is high in Capitola.  Many people have second homes or vacation homes in Capitola and many locals want to live there for the small town feel, community events and beautiful location.  Let's take a look at how home sales in Capitola fared for the Summer of 2011.

In June 2011, there were 5 Capitola home sales, same for July when 5 homes closed escrow in Capitola

In August there were 7 Capitola home sales.

There is not a huge # of homes selling in Capitola but let's keep in mind that it is a very small area and the average amount of homes for sale this summer was about 30.

While the # of Capitola home sales is not very large, in the summer the average home sale price tends to go up because more beach front and ocean view homes are selling.  June and July 2011 saw the highest average sale prices of the year so far with $999,300 and $909,200 respectively.

With average Capitola home sale prices of close to 1 million dollars this summer you can see that Capitola has some high end real estate that attracts buyers from 'over the hill' for vacation homes.  The neighborhoods of Depot Hill and the Jewel Box have some of the pricier homes with ocean views and views of Capitola Village.

If you cannot afford a million dollar home but want to live in Capitola, don't despair!  There are affordable homes in Capitola, even foreclosures.  You can find a home in Capitola under $500,000, but you will need a good Realtor to help get it so give me a call! :)    Also Capitola Condos are a good option for less expensive real estate where you can find property under $300,000.
