CAPITOLA HOME SALES - MID YEAR MARKET REPORT 2011

Capitola is one of Santa Cruz County's most desirable beach areas, set in a geographically beautiful location on the coast with views of Monterey Bay.  Capitola Village has a quaint, European feel.  Capitola is popular with tourists and locals alike for its great events like the Wednesday Night Capitola Twilight Summer Concert Series, Begonia Festival and Capitola Art and Wine Festival.  Let's take a look at Capitola home sales from the first half of 2011.

Capitola is only about 2 square miles so there is not a lot of volume of Capitola home sales.  From January to June 1st 2011 there have been 15 Capitola home sales (closed escrows)

The average price of a Captiola home sale in the first 6 months of 2011 is about $608,000.  This is much higher than Santa Cruz County as a whole where the median home sale price in April 2011 was $455,000.

The highest Capitola home sale in this time period was a newer Craftsman style home near Gayle's Bakery, it sold for $1,040,000.

The lowest priced Capitola home sale was a 2 bedroom foreclosure on Bay St that sold for $409,900.

Capitola has some great neighborhoods like the Jewel Box and Depot Hill, where you will find some of the higher priced Capitola Real Estate.  For more moderate real estate prices one should look at Capitola condos for sale.

CAPITOLA HOMES SALES - REAL ESTATE MARKET REPORT SUMMER 2010

Capitola, CA saw one of our foggiest summers ever in 2010.  I wonder if that affected home sales?  Capitola is a quintessential beach town located in Santa Cruz County.  It is a small community that probably doubles in the summertime with the influx of tourists.  Capitola has very moderate weather thanks to natures air conditioning - the coastal fog.  Many homes are owned as second homes or vacation homes in Capitola and the number of homes sold tends to be a little higher in the summertime.

In Capitola Summer 2010 there were 12 Total Home Sales ( Single Family Residences).  This is from June to August, with most of the sales occurring in August.

The highest priced home sale in Capitola this summer was one of the Capitola Classic Venetians located right on the beach in Capitola.  This home sold for $1,525,000.

The lowest priced home sale in Capitola this summer was a small 600 Square foot home in the Riverview neighborhood that sold for $417,000.

There are 4 homes in Capitola currently in escrow awaiting close.

Comparing Capitola Homes Sales from the first half of 2009 to the first half of 2010, the number of homes sales is just slightly up.  The 1st half of 2009 saw 22 Capitola home sales and 2010 had 25 home sales. 

The median sales price in Capitola for these 2 periods is different however.  So far the first half of 2010 has had a much higher median sales price of $640,000.  In 2009 it was $550,000.
