Why Now is a Great Time to Sell Your Home


As a Realtor in Santa Cruz I have rarely seen a market more favorable to sellers than the one we are currently in.  Why are we in a Seller's Market in Santa Cruz?  Limited inventory (homes for sale), continuing low mortgage interest rates, strong local economy (Silicon Valley and Bay Area) and our beautiful Santa Cruz location attracts many people who want to live here.


Here are some of the bonuses for homeowners that take advantage of this Seller's Market:


1.  First of all and perhaps most importantly, you will get a great price for your home  right now.  With few homes for sale and many motivated buyers, home prices have been steadily rising in Santa Cruz county the past year.  


2.  Less time on market - which means keeping your home constantly clean and ready for showings for a shorter amount of time.  Selling a home can be a tiring process and keeping it in a constant state of readiness for showings can get tedious.  In this market you may only have to show your home to buyers for 1 or 2 weeks before looking at offers and going into escrow.


3.  You have a better chance of obtaining an As-Is sale.  In this seller's market most buyers realize that nit-picking a seller about fixing items in the home will not put them in a competitive position to win your home.  You can dictate terms from the get go and let buyers know that you prefer an As-Is sale.  This means not spending money on termite repairs, roof repairs etc . . .  To properly utilize this strategy I recommend that Sellers obtain a home and termite inspection up front to provide to buyers before they make an offer so that they understand the condition of the home from the get go and do not ask for credits or repairs once we are in escrow.


4.  You can negotiate a Seller Rent Back Period - often times for FREE.  If you don't know exactly where you are going once you sell your home or you need extra time to move, you can negotiate a time period that you stay in the home after escrow closes so that you have more time to move.  I have been able to negotiate free rent back periods for several clients this year.  


5.  No price reductions and chasing down the market.  With the right pricing strategy and marketing your home should easily sell within 30 days or less - once you set your price you can stay firm and not have to reduce your price and discount your home.


In 2014 67% of my listings have sold for over the list price.  23% have sold for full price.  It has been great to help so many homeowners take advantage of this Seller's market this year.
